Priciest ZIP codes for homes? LA County tops U.S., Orange County No. 4 – Daily News

”Survey says” looks at various rankings and scorecards judging geographic locations while noting these grades are best seen as a mix of art and data.

Buzz: Los Angeles County has more of the nation’s priciest ZIP codes than any other U.S. county; Orange County was No. 4.

Source: My trusty spreadsheet analyzed a PropertyShark report on the highest median sales prices from deals that closed through Oct. 22 on condos, co-ops, and single- and two-family homes.

Details

Topping this “if-you-have-to-ask-you-cannot-afford-it” housing list was Los Angeles County with 21 of these 127 “priciest” ZIPs — down from last year’s 23 when it also ranked No. 1. Neighborhood pricing went from $1.64 million to $4.13 million.

No. 4 Orange County had nine ZIPs on the list — with a range of $1.65 million to $3.63 million — up from last year’s seven, when O.C. ranked No. 6

The other top 10 counties, all but two from California …

No. 2 Santa Clara County: 15 – same as 2020 when it ranked No. 2.

No. 3 San Mateo County: 10 — down from last year’s 11 ranked No. 3.

No. 5 (tie) Marin County: 7 — same as 2020 when it ranked No. 6.

No. 5 (tie) San Francisco County: 7 — down from last year’s 11, No. 3.

No. 5 (tie) Suffolk County: 7 — up from last year’s 6, No. 8

No. 8 New York County, better known as Manhattan: 6 — down from last year’s 9, No. 5

No. 9 (tie) Contra Costa County: 5 — up from last year’s 4, No. 9

No. 9 (tie) Santa Barbara County: 5 — up from last year’s one.1

Quotable

“Even as another uniquely challenging year — marked by the efforts of tackling the pandemic and boosting the economy — is coming to an end, the U.S. residential market continues to experience vertical price trends,” the report stated.

Bottom Line

No matter the math, SoCal housing is expensive.

We can note that ZIP codes are designed by the post office for their own needs and are by no means perfect for geographical analysis.

And having more, pricey communities doesn’t say anything about a region’s broader market.

House hunters in Northern California counties certainly have far fewer “affordable” options than those seeking ownership in Southern California.

But overall, California had 89 of these most-expensive ZIPs, far above No. 2 New York’s 17.
